The Rule in One Paragraph

Ownership of residential property worth AED 2 million or more qualifies the owner for a renewable 10-year UAE residence visa, without a sponsor or employer. The threshold can be met with one property or several combined, off-plan from approved developers can count, and mortgaged property qualifies subject to bank confirmation of the paid or financed amounts. Rules have been progressively loosened since 2022; verify the current conditions at application time, because they change.

Who It Covers

  • The owner, for a renewable 10-year term.
  • Spouse and children as dependents under the owner's visa.
  • Domestic staff sponsorship is permitted.
  • No minimum stay requirement to keep the visa valid, unlike the standard residence visa.

What It Is Not

The Golden Visa is residency, not citizenship, and not a tax ruling. It does not by itself change your tax residence status elsewhere: that depends on your home country's rules and how much time you actually spend where. It is best read as an option on the UAE: a long-term right to live, bank and build there, held as long as you hold the qualifying property.
