What information do I get when I request details for a listing?

The full property file: exact address, floor plan, photography, current condition, rental status if tenanted, building information, running costs and the asking price basis. It is sent within 24 hours of your request.

Are the prices on the site final?

Prices shown are indicative starting prices for the listing. The binding figure is confirmed in the full property file and in the transaction documents. We do not publish exact pricing publicly at teaser stage.

Can I buy remotely without traveling to Greece?

Yes. The entire process can be completed through a power of attorney signed at a Greek consulate or apostilled in your country. Viewings can be done by live video walkthrough. Many of our transactions complete this way.

What professionals are involved in a purchase?

A lawyer for title checks and contracts, a notary who certifies the deed as required by Greek law, a civil engineer for permit verification, and an accountant where tax structuring applies. We coordinate all of them.

What are the transaction costs on top of the price?

As a working rule, budget roughly 6 to 8 percent above the purchase price. This covers transfer tax of 3.09 percent, notary, legal and registry fees. Exact figures depend on the property's taxable value.

How long does a purchase take?

A clean transaction on a renovated apartment typically completes within four to eight weeks from deposit to final deed. The legal check happens before any money moves.

Do the apartments come furnished?

Renovated units in the catalog are typically delivered furnished and equipped, photographed and ready for the rental market. The property file for each listing states exactly what is included.

Can you manage the property after purchase?

Yes. Management covers tenant sourcing and screening, contracts, rent collection, maintenance coordination and annual reporting, run by our local team.

What is the difference between long-term and short-stay rental?

Long-term tenancy produces stable income with minimal operations. Short-stay can produce more but requires licensing and daily management, and is regulated at municipal level. The right model depends on the district, and can be switched over time.

Is the rental income taxed in Greece?

Rental income earned by individuals is taxed in Greece on a progressive scale starting at 15 percent. Double taxation treaties prevent the same income being taxed twice; a local accountant applies the treaty relevant to your residency.

Does a purchase qualify for the Golden Visa?

Greece grants a renewable residence permit for qualifying real estate purchases. Thresholds depend on the property's zone and current rules, so eligibility must be verified for the specific property at the time of purchase. We flag qualifying listings on request.
